9405 Concord is a two Bedroom/two full Bath Duplex home that has been renovated
quite nicely.
9405 is the Duplex home on the right side of the picture.
Located on the corner of Mount Vernon Drive and Concord Circle. While the
land is owned by the condominium, it is nice to have a wide, open grassy area
between the home and the street, which 9405 does. (And the condo does all the
trimming, grass mowing, etc.)
It has a single car Carport and the driveway allows for an additional car if
you have one.
The back of the home faces the North so it is shaded most of the day for your
relaxing pleasure. Potted plants can be added to the patio for additional privacy.
The front door is on the side of the home, under an overhang for rain protection.
Unlike many of the Mount Vernon homes with traditional closed formal rooms, 9405
is of an open design with a very large open area serving window area between the
Kitchen and Living Room/Dining Room areas. It allows comfortable chatting with
guests while preparing meals.
The very large tiled (and air conditioned) Lanai area is bright and is the perfect
spot for a home office as well as a Media/TV area. The rear sliding doors are
tinted to help shade the Lanai from the Florida sun.
The updated Kitchen has solid wood cabinetry and loads of storage shelves and closets.
The counter areas include a desk for your computer, writing, meal planning,
watching TV and lots of sit-down Kitchen activities.
The flooring in the Living Room, Dining Room and Hallway is Nu-Core vinyl plank
flooring. It washes with water and is much easier to walk on compared to hard
ceramic tiled floors with your bare feet since the backing is cork. The surface
of the flooring is textured so, unlike tile, it does not get slippery when wet.
A light woodgrain color.
The Guest Bathroom has a tub and has plenty of space for both Guests and friends
using the second Bedroom.
The second Bedroom is carpeted and has a rather large closet. As shown in the photos,
it has been used as an office as well as a second Bedroom. The built-in decks/bookcases
as well as the large Oak table can stay with the home if you would like them for your own use.
The master Bedroom has its own Bath and a very deep closet which is equipped with
custom shelving and cabinetry.
As shown in the photo of the master Bedroom, there is a full length custom bookcase
along the back wall. It can stay with the house (as well as the several hundred
cozy-mystery books if you would like them).
The master Bathroom has been completely renovated and includes a full glass
shower enclosure.
The Hallway which leads from the living area to the Bedrooms, has two large
closets, one of which has sliding shelving for storage. There is also a single
door closet area as you first enter the Hallway where the Air Handler for the
Air Conditioning/Heating system is located as well as the Hot Water Heater.
Lots of storage is available in there also.
The last two pictures are of the morning sun. The large side of 9405 faces
the East and the morning sun hits that side and provides wonderful early
morning illumination to the inside of the home. Also note that the sun tracks
to the street side (South) of the home so the master Bedroom, since its window
is under the Carport roof, stays in the shade, all day. A nice plus in sunny,
hot Florida.
As the sun tracks over the front of the home and over to the West, the windows
of the home are not in the bright, hot sun during most of the day, which saves
on Air Conditioning expenses.
Mount Vernon Condominium is 90 acres of homes, parks, lakes and bike/walking paths.
A canal community so if you own a boat, docks are usually available for
condo owners as well as the boat/trailer and RV yard. Each
requires an application but the cost is minimal. The annual cost of a Mount Vernon
dock is about $20/year.
Mount Vernon is very close to the IntraCoastal Waterway, about 20 minutes,
and the Gulf of Mexico is right through the Longboat Key Bridge. There are
lots of local places to go by boat for cruising, sunning and fishing.
Jewfish Key is a very popular spot to anchor out or join the boaters on the
Key beach. As well as Sister Key.
The beaches are just three miles down Cortez Road and you can ride your bike there, easily.
Mount Vernon is known for its amenities.
The huge Clubhouse with a Ball Room is host to many Mount Vernon social events
through the year as well as our rather famous, Mount Vernon Annual Flea Market.
The Clubhouse has a full Library, a Billiard room with two pool tables, an
Exercise room, Hydro-Therapy Pool room and a very large veranda overlooking
the Lake which is used for many parties and social events.
Outdoor Amenities include a heated Swimming pool, Tennis & Pickleball Courts,
Shuffleboard Area, Putting/Chipping Green, Boat Dock Privileges, Kayak Storage
& Launch Area, RV/Boat Storage.
The large Park which is bordered by the main boating channel heading out to
Sarasota Bay and the IntraCoastal Waterway has a large Gazebo which is perfect
for relaxing and watching the sunset over the Gulf, as well as bird watching.
The Park is used for our annual Mount Vernon Boat Club Picnic and has a grill that
can be used by all residents. The bike/walking path leads down to the Park.

The Kayak storage area is located there for your own kayak as well as the Mount
Vernon owned, lending kayaks. The kayak launching area is easy to use and is
equipped with a platform for washing your boat after its return.
Mount Vernon has a wonderful system of canals for exploring either with your
kayak or by boat. The water areas around Mount Vernon are quite protected
from heavy winds and waves so small boats are perfect for local exploring and
cruising.
There are many Clubs in Mount Vernon for most any interest. One such is the
Wood Shop Club. Actually, just access to the fully equipped Wood Shop where
most any tool can be checked out for your use at home.
The Mount Vernon Boat Club has several events during the year including Raft-Ups,
a boat Poker Run and the annual Change of Watch dinner.
For 9405 Concord Circle, the monthly Condo Fee is $470.30. That pays for Trash
pickup, Water, Irrigation, Lawn Cutting, Shrub/Tree Trimming, plus maintenance
on the exterior of the homes including Painting the home and Roofing. It also
includes Cable TV and WiFi.
